Standard Duct Cleaning: The Baseline

This establishes what the problem is, not just that a problem exists. Baseline measurements at supply registers reveal what the HVAC system is contributing to the living air.

2. Full-scope treatment. Addressing all air-contact surfaces: evaporator coil (the primary biological contamination site), ductwork, condensate system, and air handler interior. Stopping at ductwork alone — which leaves the coil contamination source in place — is insufficient for a health-focused outcome.

3. EPA-registered antimicrobial application. After physical removal of biological accumulation, application of EPA-registered antimicrobial products to treated surfaces provides extended protection against biological regrowth. Product selection matters: the chemistry should be effective against the target organisms without introducing new chemical contaminants (VOCs) into the air stream.

4. Post-service measurement. Air quality measurements taken in the same locations under comparable conditions after the service document what changed. The delta between before and after measurements is the evidence of outcome. A service without post-treatment measurement can tell you what was done; it cannot tell you what changed in your air.

5. Full documentation. A written report providing pre-service findings (including coil condition documentation), service performed, products used, and before-and-after measurements. This documentation is usable for health records, real estate transactions, insurance purposes, and physician consultations.
