How to Tell If You Have Mold in Your HVAC System Before It Becomes a Serious Problem

The challenge with HVAC mold is that by the time it becomes obvious — visible growth at supply registers, unmistakable musty odors throughout the home, family members with chronic respiratory symptoms — the contamination has typically been accumulating for years. Earlier detection changes the response: smaller contamination loads are easier and less costly to address, and health exposure is limited.

The Musty Odor Test

The most accessible early indicator of HVAC mold is smell. Mold produces volatile organic compounds (specifically microbial VOCs or mVOCs) that have distinctive musty, earthy, or slightly sweet odors. These odors are perceptible at concentrations that occur before visible mold growth is extensive.

How to test: Stand near a supply register when the system first starts after a period of inactivity — such as first thing in the morning, or after the system has been off for several hours. The brief initial burst of air from a contaminated system often carries a concentrated mold odor that disperses quickly as the system continues running.

If you notice a musty smell at startup that fades after the system has been running for a few minutes, that pattern is consistent with HVAC mold. The odor is most concentrated in the first flush of air through contaminated components.

Symptom Patterns That Correlate With HVAC

If household members who experience chronic respiratory symptoms — sinus congestion, asthma exacerbations, fatigue, eye irritation — consistently improve during trips lasting several days and worsen upon returning home, the home environment is likely contributing.

This improvement-on-travel pattern eliminates most other explanations (medication effects, stress, diet, climate) because travel with the same person in similar health conditions would be expected to produce similar symptoms if the cause were internal.
